Director, Asset Services (Real Estate)

Main Duties & Responsibilities

Property Management

  • Lead and supervise a team in the operations and maintenance of the properties under the Company.
  • Responsible for the inspection, handing over and defects management of tenanted units
  • Review & oversee fitting out works by tenanted units
  • Plan & carry out reinstatement works
  • Respond to service requests made by Tenants within SOP assigned
  • Carry out benchmarking and recommend improvements to operational efficiencies and effectiveness
  • Optimise and enhance the operations of the properties’ equipment and systems
  • Ensure compliance to the relevant legislative requirements and regulatory licenses, fire safety, security and building procedures
  • Work with other departments on Asset Enhancement Initiatives
  • Carry out yearly property audits and building risk assessments on properties
  • Opening / transfer and closing of SP services related accounts for portfolio
  • Set and review policies and standard operating procedures

 

Contract Management

  • Formulate and implement contract specifications according to building operations and local regulatory codes of practice
  • Review and monitor proposed site work scopes and schedules, coordinating plans and permit to work systems
  • Ensure timely renewal of term contracts, building and regulatory licenses
  • Manage vendor services as defined in service agreements
  • Oversee and manage the procurement process

 

Stakeholder Management:

  • Establish good working relationships with various parties including tenants and contractors

 

Reporting

  • Oversee the preparation of monthly progress reports on operational performance

 

Budget Management

Assist to prepare preliminary building subdivision/ conversion plan in compliance with BCA and SCDF requirements

  • Provide preliminary cost estimation for the Asset Management team
  • Manage the properties’ OPEX and CAPEX efficiently and effectively

 

Job Requirements

  • At least a Degree in Mechanical/ Electrical Engineering/ Building/ Facilities/ Real Estate Management or equivalent
  • Approximately 10 years of experience in the Real Estate/ Property industry, with at least 3 years leading a team in day-to-day operations
  • Knowledge and experience in shophouses and URA regulation would be an advantage
  • Team player, with a positive and pleasant personality
  • Excellent verbal communication skills
  • Proficient in Microsoft Office (Word, Excel, PowerPoint)
